Thats my thoughts give it a week and bump the offer 2.5 ..
Its been on the real estates books for going on 8 months , Supposedly lots of enquiries, but no offers until mine and I am offering cash and a quick settlement.

From the building inspection I had done , its a in pretty good condition.
No structural issies wiring pipes foundations roof etc
New gas hot water system new Kitchen and a lot of cosmetics repairs ..

The sums add up if we go there and do the work our selves ..stay in the house and renovate room by room ..
With a few time outs to go and explore the gold fields.

Playing devils advocate, what happens if one of you gets hurt and you have to bring in outside skills. That's running a very fine line with the budget. Think you need to factor in a buffer, 20 - 30% for unknowns.
 
If we have to put the reno on hold for a while , for any reason it just gets delayed for the time we are not doing the work.
also I am not borrowing for the purchas or the materials for the reno, so time is the only thing I need to spend more of if we put things on hold.
If that happens its just a non performing asset until its rented or sold ..
Worse case scinario , i buy materials and hire a local tradie to do some of the work at a daily rate.
 
Wellington house renovation is getting close to finished.
Its taken a while but its been a learning experience.
Replaced the door frame , front door and installed a security screen door.

Kitchen is almost finished, we just need to replace tiles and install a range hood over the stove.

Had to replace 5 internal sliding doors as well as the bathroom laundry and toilet doors .
All of them were either missing (destroyed) or had holes punched or kicked in them.
even the letter box was smashed ..we were lucky none of the wall inside the house were damaged.
Replaced all the venetion blinds with roller blackout blinds and finally finished the back gate repair with out any further wounds :/

Still have a few things to do to finish, replace the garage roller door , back security door ,put in a new clothes line and clean up/landscaping at the back of the house patio area.
Getting carpets installed next week :perfect:

I wish I can do something like that, but as they say No Mon, No Fun... :( And they won't lend money to Pensioners anymore, so I think I will be a Renter forever.. 8.( 8.(

Looking good, big turn-around. Looks like they had really done a number on the place :mad:

The jemmy gang had obviously had a bit of success, suprised you fitted a mortice lock not a 001, mortice locks reduce the door strength by around 75% whereas a 001 bolts through the door so retains max door strength, plus 75mm screws into the jamb.
 
Is a 001 lock similar to a dead bolt ?

The door has two locks the mortice and a dead bolt both locks use the same key.
I want to put metal angle iron so it cant be jimmeid , but the mate that knows how to do it is away at th moment.

Short answer is NO but they are similar, Dihusky is right they are a Lockwood specific product, Lockwood also make deadbolts as do many manufacturers. The difference is the 001 is a Deadlatch that is surface mounted it will automatically latch when the door is closed, they also have a latch hold back function to prevent you from locking yourself out. A Deadbolt requires you to lock and unlock with the key and has no other features. There's one exception with deadbolts if you buy a Lockwood deadbolt they do have a product with a privacy function meaning you are able to lock the door from the inside while you are home and don't need a key to exit. Same as the 001 but anyone wanting to come in needs a key, the privacy function is really good for the purpose for emergency exit meaning you don't have to fumble with keys in an emergency :Y:

Which is best well that depends on the door and frame IE: both can be fitted to some door and frame types where as some doors and frames will only allow for a certain lock to be fitted.

What you have nucopia is a deadbolt at the top and an entrance set at the bottom, neither are a mortice lock that's something different again. The deadbolt has the bolt morticed into the door edge and similarly the entrance sets latch is also morticed in and both have a spindle connecting inside to outside.

Instead of fitting steel to prevent jemmying check out another Lockwood product called the 355 deadlock, this will tie your door to your frame and also has the privacy function :Y: :beer:

That's great this means it has a privacy function :Y: check the bolt face on the door edge and it should have the manufacturer's name on it, good to know if you ever need to repair or replace :beer:
 
Great explanation from RMO, probably the most critical word here is 'mortice' indicating the locking mechanism has been morticed into the door. In effect you have either a 35 or 40mm solid timber door and have drilled a 25mm hole into the edge of the door to a depth of around 90mm or more. This is leaving a 5 or 7.5mm door skin covering each side of the lock barrel... real easy to peel open with a boot or shoulder. :(

001 and 355 locks only have a 35mm hole front to back for the lock barrel to bolt through, not only that, the strike (part on the jamb) has 5 or 6 screws embedded at 90 degrees to each other, the reinforcing plate in the strike has either 2 or 3 screws that are 75mm long. :Y:

Try and shoulder a door with an 001 or 355, you'll likely break your shoulder :)

I always try and talk clients into a 001 and once they understand the difference they are normally happy to pay the extra.

When replacing a door frame following a B&E, i'll often place the packers right behind the strike mounting position, then cut the rebates for the strike and finally screw 3 x 75mm or longer screws through the jamb deep into the jamb stud. That together with the long strike reinforcing screws makes the door virtually impenetrable provided the hinges are also good quality and deep screwed.
